A $4-Million ... Apartment?

Who needs privacy when you've got a sprawling top-floor penthouse with panoramic ocean views, private entrance and your own elevator?

The words "$4 million" and "apartment" don't typically go together, but Seal Beach isn't your typical real estate market.

At first blush, you might assume any buyer with that kind of loot would opt for something more private. But privacy is a relative term in a small beach town where neighboring houses are often no more than 6 feet apart.

And what this six-unit Old Town apartment building lacks in isolation it tries to make up for in towering height and soaring ocean and Catalina Island views. It almost seems to ask: Who cares about the five tenants below when you've got the top-floor owner's suite--a sprawling 3,500-square-foot penthouse with a private entrance and personal elevator?

Another plus: The advertised gross rental income from those five other units exceeds $90,000 annually. Having tenants as neighbors might seem bearable after all.

The 301 Ocean Ave. property currently lists for $3.995 million, but I'm curious: If you had the money, would you purchase this place or a more private residence on the Seal Beach "Gold Coast"?
